Why We Clean or Screen & Recoat Wood Floors
At Top Cleaning & Restoration, we believe your hardwood floors should look as beautiful as the day
they were installed. Hardwood floors are one of the most valuable surfaces in your home or business, but they require proper care to stay that way. Dirt and allergens settle into tiny cracks, while moisture and wear slowly break down the protective finish. DIY cleaning products often leave residues or cause long-term damage. That’s why we offer deep hardwood floor cleaning and professional screen and recoat services–to keep your floors cleaner, stronger, and longer-lasting.
Hardwood Floor Cleaning & Screen and Recoat Process:
1. Inspection: We assess your floor type and condition, checking for wear, damage, or contamination that would affect the cleaning or refinishing process.
2. Low-Moisture Cleaning: Using our low- Moisture CRB (Counter Rotating Brush) system – we gently clean and extract your wood floor with limited moisture and abrasives to protect but clean your wood floor of embedded dirt, dust, and allergens with a pH-balanced cleaner and hot water. We hand-clean edges and corners for a detailed finish.
3. Screen & Recoat (Optional Add-On): If your floor’s protective finish is worn but the wood underneath is still intact, we perform a screen and recoat:
- – Light abrasion of the topcoat using a mesh screen to allow a new coat to bond.
- – Cleaning and tacking the floor to remove all dust and oils.
- – Application of one or two coats of polyurethane finish to restore shine and protect the surface.
- 4. Dry & Inspect: We dry the floor with microfiber mops and fans so you can walk on it immediately, and we review the results with you before leaving.
